Potential Owners
Almost all new owners do not understand the authority of a condominium association, particularly with regards to what owners assume they can do with their property. Prospective purchasers are urged to read the information on Property Groups on the Guides tab on this website to understand the policies. Failure to understand the rules will likely lead to frustration when an owner learns they must ask permission to make changes to the outside of their homes.
Realtors
Before placing a “For Sale” sign on Oak Ridge COA property please read the information here (at a minimum) and contact any Board Member to clarify Association rules. Failure to make contact may result in the sign being removed and returned.
Should realtors and/or potential purchasers wish to discuss Association matters, any Board Member will be willing and eager to answer questions and discuss COA provisions. Ultimately, the community seeks a smooth and welcoming transition.
Nevertheless, there are several rules potential buyers must understand prior to purchase. Foremost is the provision that units may not be rented or leased. This is not a negotiable condition and violations will be pursued through the courts. While humanitarian exceptions have been made in the past for non-owner occupancy, that leniency has not worked well. Similarly, ownership by LLCs as a work-around for minority owners to claim residence will be vigorously challenged.
Another limiting factor for potential buyers is a no-dog rule. While feder.al law regarding service dogs is respected, owners must present proof of the exception prior to occupancy. Companion dogs do not qualify for the exception.
Realtors who neglect to notify buyers of these important provisions understand they may be involved in consequent legal action.
Most new owners are surprised they must ask permission of the Association to make changes to what they think is their property. Often, realtors fail to adequately prepare clients for this limitation of freedom. Please inform clients this condition is true for all COAs in Sun City, not just Oak Ridge.
